To assist with your decision on a new home, following is a list of guidelines used to qualify applicants for residency in our rental properties. Coldwell Banker Best Homes does not discriminate based on race, color, religion, national origin, familial status, or disability. Nothing contained in these requirements shall constitute representation by Performance Property Management that all residents and occupants currently residing in our community have met or currently meet these guidelines. Qualification standards include but are not limited to the following criteria:

APPLICATION: Every person 18 years of age or older who will be residing in the apartment must complete an application. *With exception of proof of emancipation as defined by the state. 

IDENTIFICATION: All applicants (and co-signers when applicable) are required to show a driver's license, passport, and/or government-issued photo identification AND provide a valid United States Social Security Number or ITIN (Individual Taxpayer Identification Number). 

INCOME: Applicants must have a combined verifiable source of income two and one half (2.5) times the rental rate or greater, depending upon the property leased. If applicants have no income, a qualified guarantor must be obtained or the applicant may be denied. 

CREDIT HISTORY: Credit history will be verified by a third-party verification service. The applicant will receive an approval score based on statistical data such as payment history, number and type of accounts, outstanding debt, and age of accounts, debt to income ratio. Based on the approval score, the application will be accepted, accepted with the condition that an additional deposit be paid, accepted with the condition that a qualified guarantor/ co-signer be added or denied. 

GUARANTORS: If a guarantor is required due to insufficient income, rental or credit history, he/she must meet the entire qualifying criteria as presented above. All guarantors must have a verifiable source of income at least five (5) times the rental rate. The guarantor must pay an application processing fee, sign the Guarantor Addendum, reside in the United States, and will be subject to criminal screening. 

BACKGROUND HISTORY: All applicants and all persons age 18 and over who will be occupying the property, are subject to a criminal background check that will be conducted and reviewed. 

RENTAL HISTORY: Applicant must have a good rental history at current or previous residence. If applicant has no rental history, late payment history, home foreclosures, and/or non-renewal based on failure to comply with rules and regulations of the lease, the applicant may be subject to an additional deposit. If the applicant has any evictions or moneies owed to previous landlord, the application is subject to an automatic denial.

OCCUPANCY: The maximum number of occupants permitted to dwell in an apartment shall not exceed two (2) occupants per bedroom plus one (1) additional person in the apartment. The number of occupants may be limited so as not to exceed the permitted septic system design when applicable. 

PETS: A dog or cat is considered a pet. Animals such as ferrets, snakes and other reptiles, rabbits and some birds are not allowed on our properties' premises. Each property has its own restrictions for pets; your leasing agent can provide specific property information. Pets may be interviewed by the management for temperament. 

**Service animals are not considered pets and are not subject to the above criteria. 

RENTAL RATES AND LEASE TERMS: Original rental rate quotes will be honored for three (3) business days. A business day is defined as a day our office is open for business. The rental rate quote is associated with the apartment's availability at the time of your quote, move-in date, and lease term requested. Any revisions or changes to the time of the quote, your move-in date or lease term will require a revised quote, possibly resulting in a different monthly rental rate. 

SMOKE-FREE: All buildings, common areas and apartments are non-smoking. Smoking or vaping of any kind are strictly forbidden on the premises. Management reserves the right to change the smoke-free policy at any time without notice. 

LIABILITY/RENTERS INSURANCE: Residents are required to have a renter's insurance policy of $100,000 Personal Liability Insurance coverage or more for the duration of your residency. Performance Property Management must be listed as Additional Interested Party or Additional Certificate Holder. Proof of liability insurance (Declaration page and policy number) is due no later than day of move in.
